Patios on the Gold Coast are about shade, airflow and staying put in a stiff sea breeze. In 2026 a 6 × 4.5 m flat Colorbond patio costs about $12,500 to $15,000 installed, and an insulated roof about $16,000 to $19,000.

On the Coast, patio is the everyday word for a roofed area off the house. If you want an open, slatted or louvre roof over the pool deck instead, see pergolas on the Gold Coast.

Prices on the Gold Coast follow the Queensland range. Local sites add their own twists: sandy ground near the beach, canal blocks with waterfront setbacks, and newer estates with tight side access.

A two-storey home also pushes the price up, because the posts and beams get taller. Only a site measure and a written quote give the real figure.

How does the Gold Coast climate shape a patio?

The ocean keeps the Gold Coast milder than inland Queensland, but wetter and windier. The Bureau of Meteorology's Gold Coast Seaway station shows the pattern.

  • Warm, not scorching: average maximums of 28.9 °C in January and 28.7 °C in February. Only about one day a year reaches 35 °C.
  • Humid afternoons: the 3 pm relative humidity averages 70 % in January and February.
  • Wind: the 3 pm average wind speed is 23.3 km/h across the year, and 25.5 km/h in January.
  • Rain: about 1,331 mm a year over about 95 rain days. February and March are the wettest months.
  • Downpours: the highest daily total on record at the Seaway is 350.8 mm, on 30 June 2005.

Mild temperatures do not mean mild sun. ARPANSA and Cancer Council say the UV index averages 11 or more in January on clear days across most of Australia.

Which patio styles suit the Gold Coast?

A Gold Coast patio needs to stay cool in humid air, shed a heavy downpour and stand firm in the afternoon wind.

  • Insulated roof: keeps the space under it cooler and quieter in rain. It is a popular choice for an outdoor living area used all year.
  • Gable roof: the open, pitched end lets the sea breeze through and lets warm, humid air escape.
  • Skillion: a single slope sheds water fast. Raised at the outer edge, it frames a view of the canal or hinterland.
  • Flat Colorbond roof: the budget option, at about $12,500 to $15,000. Make sure the gutters suit Gold Coast rainfall.

If your patio will stand alone by the pool, our guide to attached vs freestanding patios explains the extra posts and footings involved.

Do you need approval for a patio on the Gold Coast?

Usually. The City of Gold Coast says that "unless it is very small in size a roofed patio will usually need building approval". A small, low patio outside the setback areas can be exempt within set limits.

Approval for domestic work like this comes from a private building certifier, not the City. The City says a building designer, architect or private certifier can help with the design and approval process.

Unroofed pergolas are treated differently. They do not need building approval when less than 2.4 m high, but in a setback area they cannot be used for entertainment.

Approval in Queensland, in short

In Queensland a roofed patio or verandah needs building approval from a private building certifier. Only very small structures avoid it, such as an unroofed, freestanding deck of 10 m2 or less and 1 m high or less, or a small Class 10a structure of 10 m2 or less and 2.4 m high outside the cyclone area. Council is usually not the approver, but you may also need council planning approval if your property is in an overlay such as a character overlay, or a siting variation if the patio is close to a boundary. Patio companies in Queensland normally handle the certifier and approval for you.

Read the Queensland approval guide. Your installer usually handles the paperwork.

What is different about building on the Gold Coast?

Salt air near the beach

Homes close to the beach face salty wind most afternoons. Ask your installer which steel, aluminium and fixings they use for coastal sites, and what the warranty says about distance from the sea.

Rinse the roof, posts and gutters with fresh water now and then, especially in sheltered spots the rain does not reach. Our patio maintenance guide has a simple routine.

Canal and waterfront blocks

The City of Gold Coast flags waterfront setback areas for some structures, such as sheds and fencing. If your yard runs down to a canal, check what can sit near the water before you plan the patio.

Wind and rain

With afternoon winds averaging over 20 km/h, fixings and footings matter. The design should suit your site's wind exposure, so a beachfront block may need a different design from one in the hinterland.
